• Specification Schedules: Windows, Doors, & Skylights, Plumbing & Lighting fixtures, Appliances & Finishes by manufacturer / model number / specific parts required / finish / size, special requirements, paint colors, etc.

• Interior Elevations: including Baths, Kitchens, Stairs, Cabinetry, Fireplace, Railing Designs, Wine Walls, etc.

• Exterior Design: hardscape / terraces / planters / retaining walls / benches, etc.

• Construction Documents: Permit / Bid / Construction-ready Architectural Drawings – including Details (Waterproofing, Wall Assemblies, Custom Details) & Electrical / AV layouts (as desired / required)

Permit Processing: I personally pull the building permit (reviews by the Planning / Building / Fire Department, PUC , School District, & the Bureau of Urban Forestry (for SF street tree or sidewalk plantings).

I work with consultants for surveys, structural, soils reports, geotechnical, shoring, & civil engineering; & for sidewalk drawings for review by the SF Bureau of Streets & Mapping,

• Construction Administration: Site visits, Observational Reports; provision of additional details to contractor(s) as needed during construction; coordination with subcontractors & fabricators during design & construction.
